Mortgage Loan Support Specialist

Location: Lexington, South Carolina

Team members in this position are responsible for the set up and ordering of documentation that is needed for the processing department to begin processing a mortgage.  This position will order all third-party documentation but follow up with the vendors if items are not received back within the time frame set by the manager.

In addition, this team member is charged with conducting pre-funding quality reviews, as provided in the First Community Bank Mortgage Quality Control Plan; performing data review of new loans, originated within Mortgage; completing HMDA data within the Mortgage loan origination system; and facilitating Second Review process and producing appropriate customer communication for adverse files.

Essential Duties and Responsibilities (Other duties may be assigned.)

  • Maintain accurate documentation detailing procedures necessary to achieve goals and objectives, and to meet the needs of mortgage loan production and corporate policy.
  • Perform pre-funding QC review on all loans prior to the loan being sent to closing.
  • Document and track resolution of pre-funding deficiencies to support timely closings.
  • Produce monthly summary reporting of findings.
  • Maintain daily closing calendar and notify all parties if a date has changed.
  • Communicate with closing attorney office(s) to verify date and time of closing.
  • Document the loan origination system as appropriate for actions taken.
  • Produce and deliver appropriate customer communications.
  • Complete HMDA corrections timely and report findings to HMDA Department.
  • Validate and complete HMDA data within the loan origination system for all transactions.
  • Produce and submit HMDA correction reports to the Compliance Department for review, revise system data as may be necessary based on findings.
  • Provide support to the loan process by ordering and tracking various loan documents such as Title Commitments, Tax Transcripts, Appraisals, Flood Determination, insurance policies, USPS/Geocode, Written VOE, and running OFAC.
  • Ensure timely and accurate loan packages have been received by the loan officers once the initial documentation has been signed and returned to the bank.
  • Update and document the file as to the date’s items are ordered and received.
  • Provide support to all processing staff on a as needed basis to aid in obtaining the Verbal VOE, credit soft pull, and Drive report 10 days before the loan is scheduled to close.



  • Bachelor’s degree, or at least 3 years related mortgage experience, or an equivalent combination of education and experience.
  • Ability to interpret legal and regulatory directives.
  • Effective oral and written communication skills.
  • Basic problem-solving and analytical skills. Ability to interpret a variety of instructions furnished in written, verbal, or schedule form.
  • Proficiency in using computers and office products (e.g., Word, Excel).
  • Ability to create and manage reports to monitor daily mortgage tasks and production.
  • Ability to work in a paperless environment.
